Residences + Portfolio Management
Lettings for homes worth looking after.
We let and manage a small number of good homes, and look after the people who live in them.
Private lettings across Bedfordshire, Buckinghamshire and Hertfordshire

The quiet end of the market.
Most lettings are run at arm's length: a portal listing, a reference check, and a phone number that changes hands every year. We work the other way.
Every home we take on is known to us. Every resident is met before they move in. Every owner hears from us before they need to ask.
For owners, that is the difference between a property that is occupied and one that is looked after. For residents, it is the difference between a home you rent and an address you are glad to give.
What we will not do.
We will not let a home we would not live in.
We will not place a resident we have not met.
We will not take on more homes than we can look after properly.
Everything else follows from that.

Built on judgement, not volume.

What we do.
- 01Letting and resident placementWe meet every resident before we place them, and match rather than fill. The aim is longer tenancies, fewer empty months and people who treat a home as their own.
- 02ManagementCompliance, maintenance and resident relations handled in full, so a home is not just occupied but looked after.
- 03Protecting the assetRegular inspections, maintenance before it becomes repair, and full compliance with the rules as they now stand, so the value of what you own is preserved.
- 04Letting privately

The Renters' Rights Act
The rules changed on 1 May. Has your let?
Since 1 May 2026 every tenancy in England has been periodic, section 21 has gone and rent can rise only once a year. A let set up under the old rules can now cost an owner money, or a fine.
